What is the exact address of Presidio?
Presidio is located in Sucat, Muntinlupa. It lies between Alabang and Makati, bordered by Laguna de Bay and South Luzon Expressway.
When will Presidio be finished/completed?
Presidio is a multi-phase development expected to be fully completed in 7-10 years. It consists of 16 residential towers on top of commercial establishments. Da Vinci, which is the first tower, is already sold out and is scheduled for delivery by the first half of 2006. Michelangelo, the testimonial garden condo, will be completed and delivered on the first half of 2007. Rembrandt, the second mixed-use tower, will be delivered in the 2nd half of 2007. Picasso, the featured building for the Middle East Road Show, will be delivered on the 2nd half of 2006, just a short wait from today’s presentation.
What are the items included in my purchase?
The finished unit will be delivered to the client as follows: complete bedroom partitions except for those specifically defined as option/provision, white- painted walls, vinyl floor tiles, complete bathroom fixtures, kitchen base cabinet and provisions for window-type airconditioning. Each unit will be provided with individual electric and water meters for easy monitoring and fair charging.
Can I alter/change/re-design my unit?
Though the exterior of the building/unit cannot by altered as defined in the Master Deed of Restriction, the interior of the unit can be modified according to the taste or preference of the owner subject to the rules and regulations of the condominium corporation.
Does my purchase include a parking slot?
Parking slots are sold separately from the units. The client has the option either to include or not to include a parking slot in his/her purchase. Every unit sold can avail of at most 2 parking slots.
What does the Total Contract Price include?
The Total Contract Price includes all applicable government taxes (such as E- VAT) and other miscellaneous charges in processing the transfer of title to the owner. Therefore, buyers need not worry about additional charges in order to secure their unit; the Total Contract Price already takes care of these expenses.
What are the fees/charges that we have to pay?
There will be condominium dues payable every month. This amount is based on the area of the purchase unit, and will cover payments for the building insurance, fire insurance, and property management. Property management would include the maintenance of common areas such as the hallways, landscaped areas, swimming pool, playground, security and others. Condo dues are estimated to be around P24.75 - P34.65 ($ 0.45 - $ 0.63) per square meter or P2.20 - $ 2.75 (0.04 - $ 0.05) per square foot, based on same product category and location. However, exact rates shall be determined by the condominium corporation at the time of the delivery.
What is the extent/coverage of the building and fire insurance?
The building and fire insurance covers the costs of the building against natural calamities and disasters. As mentioned, the payment for the building insurance is covered by the monthly condo dues. However, personal belongings (such as furniture and appliances) of the unit owners are not part of the building insurance and therefore, are outside the clause of the building and fire insurance.
When can I get my title?
The Condominium Certificate of Title will be made available 3-4 months after the delivery of the unit and execution of the Deed of Absolute Sale. Before the turnover of the unit, each unit owner will be informed beforehand of a joint inspection to be conducted by the developer and the buyer. Should both parties agree that everything is in order, then the process of turnover and eventual title transfer shall commence shortly after.
Can I have my unit leased?
Yes, negotiations are underway with property management groups that are offering leasing facilitation services for interested parties. As soon as the units are delivered, unit owners will have the option of having their units registered for leasing services.
Can I sell my unit?
Yes, you can sell your unit as soon as the Contract to Buy and Sell, which is accomplished at the time of confirmation of purchase, has been executed and notarized. The Crown Asia office should be informed of the purchase or transfer of ownership, including the names of the new unit owners. In case the unit has already been fully paid, then the owner should submit a formal letter stating his authorization of the said transfer. In case the unit is not yet fully paid, aside from the original owner’s letter, the new owner should also submit a formal letter stating his acceptance of the pending duties and obligations of the said account, particularly the remaining schedule of financial payments.
What is the rate of return on this investment?
Presidio provides good opportunities for investors and prospects alike. Units sold last year enjoyed an average increase of 25%. Current unit values are then expected to double over in 3 – 4 years time.
